For the purposes of these General Conditions, the following terms have the meanings indicated below:
1.1. Holidogs operates exclusively as a digital intermediary for the management and organization of bookings. The Properties published on the Site belong to third-party Owners; the collection of amounts by Holidogs occurs upon the express mandate of such Owners. 1.2. The Owners authorize Holidogs to:
1.3. The lease contract is established directly and exclusively between the Owner and the Guest. Holidogs remains external to this contractual relationship and does not assume the role of landlord. 1.4. The leases offered through the Site are in the nature of short-term tourist leases (duration less than 30 days and, in any case, not exceeding four consecutive weeks), exclusively intended to meet transient and tourist housing needs. 1.5. By confirming the booking, the Guest declares to have read and fully accepted these General Conditions.
2.1. The Properties published on the Site are private homes, fully furnished and equipped with household linens and products. The architecture, spatial layout, furnishings, and accessories reflect the individual Owner's taste and do not conform to predefined international standards. 2.2. Access routes to the Properties may include unpaved, narrow, steep, or uneven stretches. The Site provides descriptions, satellite maps, and recommendations on the suggested vehicle type. 2.3. It is the Guest's responsibility to carefully review this information before booking. Neither the Owner nor Holidogs are responsible for access or driving difficulties, adverse weather conditions, or the failure to consult the information available on the Site.
3.1. Deposit and Balance. The booking is finalized online with the payment of a deposit equal to 30% of the total price. The remaining 70% balance must be paid within seven days prior to the stay's start date. 3.2. Payment Methods. Payments are made in Euros via the Stripe payment gateway, which supports credit/debit cards, bank transfers, digital wallets, and PayPal. 3.3. Confirmation. Once the transaction is completed, the Guest receives a booking confirmation via email, the payment receipt, directions to reach the Property, and the form for registering the personal data of all Guests. A tax invoice, if requested, is issued in accordance with section 12.1 below. 3.4. Cancellation. A Guest intending to cancel a booking must communicate it in writing or through the reserved area of the Site. Refunds follow these rules:

4.1. Should Holidogs or the Owner need to cancel a booking due to force majeure or supervening severe impossibility, Holidogs commits to proposing a substitute accommodation of equivalent standard. 4.2. If the alternative accommodation involves a lower rate, the difference is refunded to the Guest. The Guest's acceptance of the alternative accommodation extinguishes any further claim for compensation against Holidogs or the Owner. 4.3. In the absence of an agreement on alternative accommodation, Holidogs fully refunds the paid amounts via bank transfer, excluding any additional expenses independently incurred by the Guest for substitute housing or hotel solutions.
5.1. Registration. The personal data of all Guests must be transmitted to Holidogs within seven days of arrival (or immediately, for bookings made close to the arrival date), also for the purpose of mandatory communication to the Public Security Authorities pursuant to Legislative Decree 59/1978 and subsequent amendments (so-called "schedine alloggiati", via the Alloggiati Web portal). 5.2. Capacity. The maximum number of people indicated in the Property's listing may not be exceeded under any circumstances. 5.3. Documents. Upon arrival, the Guest must show the keyholder valid identification documents and the booking confirmation voucher. The Owner may refuse access to the Property if these requirements are not met. 5.4. Check-in. Reception takes place, unless otherwise agreed, between 16:00 and 19:00. Arrivals expected after 20:00 must be agreed upon in advance and may incur a surcharge for employing staff during night hours. In the event of an uncommunicated delay preventing the handover of the keys, the Guest shall independently arrange for alternative accommodation, with no right to any refund. 5.5. Check-out. The property must be vacated by 10:00 on the departure day. The final time must be agreed with the keyholder at least twenty-four hours in advance.
6.1. At the time of handing over the keys, the Guest signs the tourist lease contract in paper format — corresponding to the one already accepted digitally at the time of booking confirmation — and simultaneously pays the keyholder the established security deposit. 6.2. The security deposit guarantees coverage for any damages caused by the Guest to the Property, systems, or furnishings. In the absence of damages or disputes, the keyholder returns the entire deposit at the end of the stay. 6.3. In the event of damages, the Guest and the keyholder fill out a damage assessment form and agree on a reasonable estimate of its economic value. This amount is withheld from the security deposit; should the estimate exceed the deposit amount, the Guest will pay the difference.
7.1. Optional Services. Services such as extraordinary cleaning, linen change, grocery shopping, or a private chef must be requested from Holidogs or the keyholder with at least ten days' notice prior to the requested date and are paid directly by the Guest to the service provider. 7.2. Infants. For children aged between 0 and 24 months, the Properties provide a cot and a high chair. For additional units, ten days' notice is required, and an extra fee may apply. 7.3. Utilities. Electricity and heating costs may be included as a flat rate in the booking price or charged based on consumption. In the latter case, the Guest and keyholder take meter readings at check-in and check-out; the corresponding amount is settled upon departure or withheld from the security deposit. 7.4. Climate Control. The use of air conditioners and radiators is regulated by current regional laws (typically: heating active from November to April, for a maximum of eight hours daily; cooling guaranteed to a temperature not below 23°C). 7.5. Wi-Fi. Where available, the Wi-Fi connection may experience speed variations or interruptions due to weather conditions or distance from urban centers. For high data usage work needs, it is recommended to request a verification or speed test in advance. 7.6. Electric Vehicles. In the absence of a dedicated charging station, it is not permitted to charge electric vehicles using the domestic network. Any violations will result in the Guest being billed for energy costs and/or damages caused to the electrical system. 7.7. Animals. The admission of dogs is indicated in the listing of each Property and does not entail additional costs. 7.8. Events. The use of the Property for parties or private events (weddings, birthdays, external catering) requires a prior request during the booking phase and is subject to the Owner's discretionary authorization. Gatherings with external staff or external music are not permitted under any circumstances.
8.1. Initial and final cleaning are included in the price. The property must nonetheless be returned in good general hygienic conditions, with the kitchen and bathrooms tidy and waste disposed of according to the provided instructions. Failure to respect these conditions may result in a charge for extraordinary cleaning expenses. 8.2. In times of drought, in the presence of municipal ordinances on water rationing, or due to wear from successive Guests during the season, the appearance of the garden and green areas may differ from the Property's presentation photos. 8.3. The Guest may not independently modify or operate the water, electrical, irrigation, or pool systems. Any malfunctions must be promptly reported to the keyholder or Holidogs. 8.4. Appointed maintenance personnel may access the property, with prior notice, for routine or extraordinary interventions, even in the absence of the Guests in case of urgent and non-deferrable interventions.
9.1. Guests are required to respect normal rules of good conduct and may not move furniture or furnishings or use them for purposes other than those intended. 9.2. Incorrect behavior that causes disturbance or material damage may give the Owner the right to immediately terminate the contract and demand the Guests' departure, with the possible intervention of law enforcement.
10.1. Any damages suffered or caused to the property must be promptly reported by the Guest, and in any case before check-out. 10.2. In the event of substantial discrepancies between the Property and the description published on the Site, the Guest must immediately contact the assistance service at the provided contact details, to allow for verification and resolution of the problem. 10.3. No refund or compensation is granted for complaints submitted after the stay has concluded, nor in the case of early and voluntary abandonment of the Property without a valid written reason or without having given Holidogs/the Owner the opportunity to verify and resolve the reported problem. 10.4. Any approved refunds are issued by the end of the month following their resolution. 10.5. Holidogs and the Owner are not liable for inconveniences deriving from natural factors or third parties, including, but not limited to:
11.1. The tourist tax is applied per person and per night, according to the rates established by the Municipality where the Property is located, and must be paid exclusively in cash at the time of check-in. 11.2. A tax invoice is not issued automatically: it must be explicitly requested by the Customer at the time of booking or registration.
12.1. The personal data provided by Guests are processed in compliance with Regulation (EU) 2016/679 (GDPR) and Legislative Decree 196/2003, as amended by Legislative Decree 101/2018, exclusively for purposes connected to the execution of the contractual, accounting, and administrative activities described in these Conditions. For complete information on the data controller, purposes, legal bases, recipients, and rights of the data subjects, please refer to the Privacy Policy available on the Site.
13.1. These General Conditions are governed by Italian law. 13.2. For any dispute relating to the interpretation or execution of these Conditions, the Court of Genoa shall have exclusive jurisdiction, without prejudice to any mandatory consumer protection regulations that may apply. 13.3.
